

HOMEBUYER EDUCATION
Housing For Nevada provides HUD/FHA approved homebuyer education in all our
service areas. This is an 8 hour interactive course that helps families to
prepare for the purchase of a home. Monthly classes in English and Spanish
are scheduled at our HFN Education Center if purchasing in Clark County. Topics
include the importance of good credit, how to shop for a loan, how to shop
for a realtor, the closing process, and the responsibilities of homeownership
including home maintenance and foreclosure prevention.
HOUSING COUNSELING
Counselors provide one-on-one counseling to help families become educated
consumers who can determine whether and when homeownership is right for them.
We also seek to assist clients address financial and other barriers to homeownership
such as credit, saving, budgeting, employment, and establishing alternative
forms of credit. All counselors are nationally trained and certified by NeighborWorks

AFFORDABLE HOUSING DEVELOPMENT
Currently, Housing For Nevada acquires and rehabs existing single family properties.
The rehabilitated properties are then resold to eligible first time homebuyers.
We ensure affordability by providing up to $35,000 in down payment and closing
cost assistance through county HOME funds.
PROPERTY AND CONSTRUCTION PROFILE
We use licensed, bonded contractors in both new construction and acquisition/rehab
programs. All houses must meet industry standards prior to sale to a qualified
buyer. All existing properties are covered by a one-year home warranty if
acquired through the acquisition rehab program.
POST PURCHASE EDUCATION AND COUNSELING
Within 12 months of close of escrow, our homeowners are required to attend
six post-purchase classes, offered monthly on a variety of topics. HFN counselors
also assist families with post-purchase counseling in areas such as default/foreclosure
prevention, budgeting, and other miscellaneous problems that may arise as
a result of homeownership.
TECHNICAL ASSISTANCE
Upon request, we can contract for services to other non-profit agencies to
provide technical assistance in such areas as administrative systems, resource
development, grant administration, client data tracking, program development
and advocacy. Call the corporate office for more details on these services.
OUTREACH
Since opening its offices in July of 2003, Housing For Nevada has provided education and counseling for over 2,600 households and through these services has assisted over 400 families to purchase a home of their own. Of these, 66 families have purchased using HFN’s New Opportunities for Homeownership Program. Of these clients, 74% are minorities and 26% are female heads of household.
